CAN I VISIT THE PROPERTY BEFORE PURCHASING?
Certainly! We encourage you to visit any property you are looking to purchase before committing to a final sale. You can inspect the property yourself, and you can also contact the County or City where the property is located to have it inspected professionally and learn the zoning and approved use for the land. These are vacant parcels, so you can visit them any time.
CAN SOMEONE SHOW ME THE PROPERTY?
Our offices are centrally located, and we sell properties throughout the United States, so unfortunately, we are not able to offer personal tours or have anyone show you the property in person. We keep our team lean and mean, with no agents and no satellite offices or middlemen, which is one reason why we can offer the lowest prices available on the market. All of those savings get passed on to you. Of course, if you have your own agent or broker who you’d like us to work with, we’d be happy to do that.
WHO OWNS THE PROPERTIES BEING SOLD?
The properties we sell are all owned by us with a free and clear title, or else we possess the sole contractual rights to sell and/or transfer ownership of the property. As a real estate investment and resale company, we sell direct to buyer with no agencies or brokerages.
HOW DO YOU ACQUIRE YOUR PROPERTIES?
We find sellers with vacant parcels of land and work with them to acquire their properties. We then bring them to market efficiently and directly. We only acquire properties direct from owners, not through tax or foreclosure sales, using a Warranty Deed.
HOW DOES SELLER FINANCING WORK?
We offer seller financing on every one of our properties. All of our financing is done in-house, so there will be no need for banks and credit checks or weeks of paperwork-tag and back-and-forth. Our goal is to provide simple point-of-sale property to buyers at affordable prices, putting homeownership in reach for everyone. The terms of our financing are straightforward: a down payment amount is agreed upon and the rest of the loan is financed over a specific term length, generally 12-72 months, at a given interest rate, around 8-15%. The greater your down payment amount, the lower your interest rate and the shorter your term length can be. You can also pay off the loan as soon as you like, with no pre-payment penalties.
IF I FINANCE A PROPERTY THROUGH YOU, IS THE PROPERTY IN MY NAME?
Our in-house financing is done without banks or credit checks, so we have no choice but to use the property as collateral on any of our loans. Therefore, until the property is paid off in full, the property must remain in our company’s name. Once the note term is complete, you will receive a Special Warranty Deed or other appropriate land title, which you will then need to register with the County where your property is located.
HOW DOES THE PURCHASE PROCESS WORK IF PAYING CASH?
All of our properties are available for purchase at a cash discount. You can see the cash prices alongside the property listings. Once you’ve decided on a piece of land, we will work with you and send a Property Sale Agreement, which you will sign. Then, we can accept payment directly or work with an escrow company to receive payment. Once payment is cleared, we will generate a professional deed, have it notarized, and send it via certified mail to an address of your choosing. This process generally takes 2-3 weeks. By doing as much of this as possible in-house, we are able to pass on savings directly to you. However, in some cases we may use escrow or title companies to finalize the paperwork and payment details. Once you receive your deed in the mail, you will need to have it recorded at the property location’s County Recorder’s Office.
DO YOU OFFER TITLE INSURANCE?
Title insurance is only provided if the buyer chooses to purchase it for themselves.
DO YOU OFFER A GUARANTEE ON THE PROPERTY?
The guarantees we offer on our properties include that all land we sell is free and clear from any liens or financial encumbrances, except recurring assessment, taxation, or other associated land costs. The property will have a marketable title that is transferred from us to you.
